YOUR AGENT IS NOT A MAGICIAN, ARE YOU HELPING?

Selling a house quickly and smoothly is a team project between agent and owner.  One innovative company in Texas gives their sellers homework to complete before listing the home which includes making a video about the things they like most about the house and the neighborhood.

Now, your agent is not a magician so what are you doing to help sell the home?

Pricing

Have you taken the price advice of your professional real estate agent or have you picked a GFA price supported by neighborhood chatter?  Have you priced it to sell or do you want to keep it on the market for some time?

Have you taken the price advice of your professional real estate agent or have you priced it according to “what you need to get out of it”?  Your house is worth exactly what a buyer who is not under duress will pay for it and not a penny more.  Take the professional advice and price your house to sell quickly.

Accessibility

Is your house accessible all the time or are you making buyers wait 24 hours until it suits you or until your listing agent can accompany on the showing?

Nobody selling any product makes buyers wait…except in real estate.  In fact, all sales training teaches sales people to create a sense of urgency to help buyers make a buying decision. Asking buyers wait 24 hours is no way to get your house sold quickly.

In fact, NAR statistics show that homes on lock boxes get shown 30% more than those that are not.

Social Media

If you are using an agent with an active social media following, are you sharing and re-tweeting posts about your house with your circle of friends and contacts?

This could expand the reach of your listing immensely and might find you a buyer. This should include Facebook posts AND Facebook ads, Google+ posts, tweets, YouTube videos and photos on Instagram and Pinterest.

You Tube is the second busiest search engine so your house better be on it.

This social activity should be done regularly so check on your agent’s social posting schedule.  If they do not have one ask them to implement one immediately and share with you so you can re-share.

Staging

Have you taken the advice of your professional real estate agent to prepare your house or hired a professional to help?

This one step is critical and paves the way for professional photographs.  Make sure you never use anything except professional pictures.

I asked the sellers of the last house I listed to implement these steps, they did and the house was sold by noon the first day it was listed.  Are you asking your agent to be a magician or are you doing your part?  Remember: Hope is not an effective selling strategy!
