VistaBlue, Singer Island’s first new condo development since 2008, has released new renderings, featuring the pool, lobby, and aerial view of a unit’s terrace.

The boutique 19-story oceanfront development, being constructed by Third Palm Capital, is designed by GliddenSpina, with Interiors by Steven G. VistaBlue will have 58 units, with four residences per floor and prices starting at $1.4 million.

Amenities include a pool terrace and sundeck with cabanas, a spa pool, fitness center, club room, card room, two bars, boardroom, and a private beach.

Another luxury building, Dolcevita, recently was completed on the south end of the island.

The Boom and The Crash

During the building boom of the early 2000’s, every available tract of land on Singer Island was snapped up for new condo units.  When the crash came in 2006-2007, construction stopped and it took a while for the dust to settle.

Local builder Dan Catalfumo erected 2700 North, but when sales slowed down he sold the remaining 120 units to the Ritz which turned it into the Ritz Residences.

Other buildings under construction by developers with deep pockets were completed but one development, Amrit, was a victim of the crash.  Slow to get started, there was not enough capital to keep going once the crash hit and the site remains intact today.

Simultaneous Closings

Sales during the boom were so feverish that there were even simultaneous closings.  Buyers would put 10% down on new construction, then immediately list the unfinished unit for sale in the Multiple Listing Service.  Once they secured a second buyer, both transactions would occur on the same day.

Buyer one would close the transaction with the builder then move around to the other side of the table and take on the role as Seller.  Buyer two would then sit down and purchase the unit from Seller/Buyer one.
