The Prado: New, luxury homes in Jupiter by Cal Atlantic

The luxury home market in Jupiter is hot since the inventory level of resales is so low. According to a recent Palm Beach Post article, the inventory is near record lows. One location offering new homes is The Prado by CalAtlantic.
The Prado is a private gated neighborhood of 127 home sites on 295 wooded acres with very large home sites. Sites range from one half to one and one half acres. Home prices currently start at $827,990. Of course, like all developments, there is a lot premium to be paid in addition.
The location of The Prado is on the Palm Beach County/Martin County line on Island Way. This places it in the NW corner of Jupiter near the Islands of Jupiter.
Even though The Prado is advertised as being in Jupiter, it is actually in Martin County so the public schools will not be Jupiter schools. This is an important consideration for families planning on moving to the area. Many homeowners able to afford these homes, priced near a million dollars, will instead choose private schools like The Benjamin School or Jupiter Christian.
Another development along Island Way is Rialto by Lennar. About 600 homes are completed here and prices have nearly doubled from their original range in the mid-$300’s. Resales in Rialto are in the $600,000 range and up. The bottom line for new homes in the Jupiter area is now the mid-$600’s.
The Prado joins several other developments offering new homes, with most of the interest in Sonoma Isles currently under construction by Divosta near Jupiter Farms. And the prices in The Prado are inline with the new estate homes offered in Jupiter Farms by Hovnanian Homes in Reynolds Ranch.
