What is “Time is of the Essence”? “Time is of the Essence” is a phrase found in Florida real estate contracts, specifically those standard FAR-BAR contracts used in residential home sales and purchases. New homes in Palm Beach County:  For just the top 10%

New homes are going up everywhere around Jupiter and Palm Beach Gardens.  Massive projects like Alton, by Kolter, are bringing thousands of new residents to the area.  Even small parcels are being developed, like Shores Pointe, where 31 homes are going up. DiVosta is building close to 300 lakefront homes at Sonoma Isles west of the Town of Jupiter.  So you have infinite possibilities around here right now with prices starting in the mid-$600,000’s.  So, what is the problem? “Priced to sell”:  Now, that’s good to know!

One thing about real estate that intrigues me is the use of lingo.  I tend to pepper my speech with way too much lingo, but very little of it is real estate specific. Two phrases I find especially interesting are: “Priced to sell” and “Motivated Seller”. Mike Ferry, perhaps the nation’s foremost real estate sales trainer asks, “Mr. & Mrs. Seller, do you want to price your house to sell or do you want to keep it on the market for some time”?

Admirals Cove: New roof coming to the East clubhouse

The Club at Admirals Cove is planning more upgrades to the magnificent 80,000 square foot East clubhouse.   The Main Clubhouse, built in 1987, features a “Bermuda” style of architecture far different from the Mediterranean inspired look found in other clubs like Old Palm and Mirasol.  In fact, Admirals Cove is the only club with this architectural style and it is found throughout the community, particularly on the older homes on Captains Way, Waterside and Spyglass. Jupiter luxury homes come in all sizes and locations.  The Jupiter area actually includes Tequesta to the north and Juno Beach and Palm Beach Gardens to the south.
