TIME IS OF THE ESSENCE EXPLAINED

July 5, 2017 Posted by: Richard Sites

What is “Time is of the Essence”? “Time is of the Essence” is a phrase found in Florida real estate contracts, specifically those standard FAR-BAR contracts used in residential home sales and purchases. Without getting into the legalities of real estate basically this phrase means that time periods and specific dates are contractual obligations on the part of both buyers and sellers.

FSBO: “I’LL JUST DO IT MYSELF!” 3 REASONS THIS IS A BAD IDEA

September 10, 2016 Posted by: Richard Sites

There is an old saying, “If you want something done right, do it yourself”.  Now, I can understand the logic here since delegating & supervising is an art form but how do you know which things you can do better than a professional? You can represent yourself in court, but I believe Lincoln said that a person who does this has a fool for a client.  In fact, no attorney represents themselves in court.  If they don’t do it themselves why would you? So why, in the complicated and highly […]

New homes are going up everywhere around Jupiter and Palm Beach Gardens.  Massive projects like Alton, by Kolter, are bringing thousands of new residents to the area.  Even small parcels are being developed, like Shores Pointe, where 31 homes are going up. DiVosta is building close to 300 lakefront homes at Sonoma Isles west of the Town of Jupiter.  So you have infinite possibilities around here right now with prices starting in the mid-$600,000’s.  So, what is the problem? Affordability is a problem according to Jack McCabe, CEO of McCabe Research […]

“Priced to sell”: Now, that’s good to know!

April 10, 2016 Posted by: Richard Sites

One thing about real estate that intrigues me is the use of lingo.  I tend to pepper my speech with way too much lingo, but very little of it is real estate specific. Two phrases I find especially interesting are: “Priced to sell” and “Motivated Seller”. Mike Ferry, perhaps the nation’s foremost real estate sales trainer asks, “Mr. & Mrs. Seller, do you want to price your house to sell or do you want to keep it on the market for some time”?

Admirals Cove: New roof coming to the East clubhouse

October 22, 2015 Posted by: Richard Sites

The Club at Admirals Cove is planning more upgrades to the magnificent 80,000 square foot East clubhouse.   The Main Clubhouse, built in 1987, features a “Bermuda” style of architecture far different from the Mediterranean inspired look found in other clubs like Old Palm and Mirasol.  In fact, Admirals Cove is the only club with this architectural style and it is found throughout the community, particularly on the older homes on Captains Way, Waterside and Spyglass. Newer homes built during the mid-2000’s might well feature a Tuscany inspired look. Each […]

Admirals Cove Homes: Weekly Market Update

Admirals Cove, Jupiter’s premier, waterfront community had a busy real estate week. As the official opening of the season approaches, things are buzzing in this luxury club community. The big renovation project of the summer, the marina, is in the very final stages of construction.  The marina will now have dockage for much larger vessels than before.  I had breakfast in the Marina Cafe this week and this is what the marina looks like now. As for the homes for sale in Admirals Cove, there are now 49 houses on […]

Selling Your Home? 5 words to avoid if you want a quick sale

September 5, 2015 Posted by: Richard Sites

Selling your home?  Want to sell sooner rather than later?  Then your choice of words, as well as your choice of pictures, might make all the difference. In any industry, there is lingo peculiar to that industry which is adopted by new comers.  One example in the real estate business is that clients or customers are often referred to as “my people”, a phrase made popular by Moses. Whether right or wrong, these insider words can make a big difference in perception and as we all know perception is reality. […]

Foreclosures in the Jupiter real estate market between $300-$500,000

August 13, 2015 Posted by: Richard Sites

Homes for sale in Jupiter sell at higher prices than most other Palm Beach County homes for sale.  Typically, the $300,000 – $500,000 market is our most popular price range.  Right now, about 17% of the homes for sale in Jupiter and Tequesta are in this range (196 homes). But what about foreclosures?

Jupiter luxury homes come in all sizes and locations.  The Jupiter area actually includes Tequesta to the north and Juno Beach and Palm Beach Gardens to the south. This week so far we have had 7 new homes come on the market priced at $1 million or more and 2 more just $5,000 under the million dollar mark.  So, let’s take a look at them. The highest priced home is a riverfront home on the north fork of the Loxahatchee River and is technically in Tequesta.  The home, with 5 […]
