Selling your house? One of the biggest advantages buyers have over sellers is that they are looking at many homes on the market similar to yours. They are comparison shopping and know the inventory better than sellers. But you can level the playing field when selling. How?
Get out and look at open houses similar to yours. Here are the 2 reasons you should be doing this.
1. Your House is Not Special
The emotional attachment you have for your house can really hinder your attempts to sell. Why? Because nobody cares about those nice shelves you added in the garage or that you have Berber carpet in the guest room unless they are a benefit to the buyer.
You may love them but the buyer may just rip them out. This is why hiring a professional real estate salesperson is so important. They lack the emotional attachment to the house you have and can look at it objectively. They will look at your house the same way you will look at open houses, unattached.
2. Getting Your Price Right
When trying to arrive at a correct selling price, agents often use software programs to generate a Comparative Market Analysis or CMA. The trouble with these is they require agents to make adjustments for “features” but who really knows the value of these items. I mean, is an extra bath worth $5,000 or $35,000? Nobody, except the contractor, knows what the cost, not value, truly is of a particular item.
You can easily get around this obstacle by visiting open houses in your price range and seeing what your competition is offering buyers.
Begin to regularly go look at open houses. You can find them in many locations on the internet, the Sunday paper or ask your agent to pull them up for you. PS: On Thursdays, many homes are open for what are called Broker’s Tours but clients are welcome as well. So ask your agent to take you to some of these in your price range and you won’t have to go on Sunday.
