Selling your house? Have you enjoyed living there? Then, make the buyers feel the same way about the house.
Here are 3 things you can do to help make the sale fun and go a lot smoother.

Buying a home is a highly emotional experience so help make the buyers feel at ease and welcome. That’s the whole point of baking cookies at open houses.
Buyers are naturally skeptical and are concerned they may have overlooked something. And, if you make a mistake, there are no returns on a home purchase. Here is a list of things you can do to help buyers pull the trigger and write an offer.
List of Upgrades
Make a list of all the special features that you have upgraded inside. Include the dates appliances were purchased or the roof replaced and all warranties that are transferable to the new owners.
Now, instead of having your listing agent attend the showings and thereby reduce the number of showings, ask the agent to attach the list of upgrades to the MLS listing so showing agents can view or print it out for their clients.
You could expand this even further by adding some details about your current situation such as: “We are retiring and could be flexible on the moving date” or “We are NOT retiring and we need to close by such and such a date”. This will take away the mystery when the buyers are ready to make an offer.
Why make the buyers guess if you can close by their chosen date?
If you’re selling your house, make a list of all the great things that are close to your property potential buyers will want to know about. Call it a “Lifestyle Map“.
Think about the location of the home and what is within walking distance or a short drive. Think about schools, libraries, post office, restaurants, parks, the beach, etc. Write down what you really love about the house and the surrounding area and give to the listing agent and ask them to post to the MLS listing.
If you are not camera shy, make a casual video and tell potential buyers all about the house, what it is like living there and how you hope the new owners will love it just as much as you have.
Be sure and point out your favorite features since you will not be there when buyers are touring and inspecting the home.
Next, think about what friends and other visitors to your home think is great about it. Have you ever heard anyone say something like, “I really love your kitchen!” or “This is such a quiet street”? Those are indications that potential buyers will like those features and characteristics too so be sure to point them out.
Selling your house can be a fun experience for you and the buyer. Uncertainty breeds tension and high emotions so take a few minutes and diffuse the situation. It will make the transaction a lot smoother for everyone.
