SELLING? BUILDERS DON’T ASK FOR 24 HR. NOTICE, WHY ARE YOU?

A phrase often seen in the Multiple Listing Service says, “24 hour notice to show”.  This means the sellers would like buyers to give them 24 hours notice before viewing the home.

Real estate is the only sales field where sellers ask buyers to wait before making a purchase.  In fact, sales training teaches sales people to create a sense of urgency to help buyers move forward with their buying decision.

Except in very rare circumstances, you should never ask a buyer to wait.  Let’s explore this a little.

It’s Hard to Plan

Buyers are notorious for not planning very well.  And their needs, wants and desires change during the buying process.  A feature that seemed to be a “must have” one day might suddenly be a “would like to have” item the next day.

I once sold a home to folks who had to have a shady yard.  Yet, once they saw a home with a lake view, but no trees, they had to have it and paid full price for it.

The National Association of Realtors says that homes on lock boxes get shown 30% more than those that are not.

The reason is simple, people want things to be easy and I can tell you from 13 years experience that working with buyers can be difficult.  Having to wait 24 hours to show a house is not making it easy to show or sell.

And with today’s technology, everybody wants everything RIGHT NOW. So, give it to them.

The Definition of Good Luck

I think the saying is good luck is when preparation meets opportunity.  So you, the seller, need to prepare the house for the market every day then provide the opportunity to see it whenever the buyers want to come.  Often, this is on the spur of the moment.

Buyers could have a pre-conceived notion of what they want but upon looking at a few houses find that this simply is not feasible, or affordable!

The Takeaway

Prepare your house for the market each day, then leave a key in the lockbox.  The last two houses I listed sold in less than 24 hours, but this was after months of preparation.

Use one of the portable storage containers to put the things you will be moving.  Put your expensive jewelry in the safe deposit box and let the buyers come whenever they want.

And unless the is some really demanding reason, never, never ask your listing agent to accompany the buyers.  Why?

The buyers have an agent and they don’t need you to point out the kitchen or the back yard.
