Everybody Wants to Get Something for Nothing

When selling your home, it helps to be imaginative.  I once sold a townhouse for nearly $1.5 million by seeking out potential referral sources and hand delivering beautiful brochures of the property.  One of these sources ending up sending me the buyer.

I often see listings where sellers are offering incentives to the buyer’s real estate agent instead of the buyer.  Give the buyer something to help them, not their agent.  Here are 3 easy ideas you can use that might get your home sold.

Pre-Contract Inspection

When buying a house, most buyers will get the home inspected at a cost of around $400 depending on the size of the house.  I have written before about the value of a pre-contract inspection and how this can avoid problems after there is a contract.

So, go ahead and get the house inspected now.  Then, fix the items that need repair and present both the report and the repairs to the buyer.  Why wait until there is a contract and argue about these items when you can eliminate the situation ahead of time?  “An ounce of prevention…”

HOA Dues for a Year

Another idea is to offer to pay their HOA, POA or COA dues for a year.  This will probably only amount to a couple of thousand dollars at most but in the eyes of the buyers it is priceless.  People love getting something for nothing.

Years ago, a major insurance company sold policies door to door by offering free packs of needles to stay at home housewives.  Giving away a simple pack of needles was all it took for the salesman to be invited inside and have the chance to make a sale.

Homeowner’s Insurance

Finally, you could offer to pay their homeowner’s insurance for a year (with price limits).  This idea is so obvious yet I never see it posted in the MLS.  Again, this will probably only amount to a couple of thousand dollars at most.

When you compare the amount of price reductions you may go through to try and attract buyers, giving them something free is a bargain.

These three ideas might get your house sold because you will stand out from the crowd.
