Real estate videos: 3 ways to help sell your house

It is widely accepted that most home buyers today begin their search on the Internet. And since You Tube is the second biggest search engine, would it make sense to use videos more imaginatively to sell your home?
Seems like a good idea to me, so here are some ideas.
Who knows more about the home than the owner? So the owner should narrate a short (no more than 3 minutes) video describing the house and the features that make it special. Post to the MLS, You Tube, Vimeo, agent/company websites and blogs. It does not have to be professional quality, but it does need to be good.
2. Agent interview
This expands a little on the above idea by having the agent interview the owner. One thing you want to include is the lifestyle benefits of the home, neighborhood and community. Be sure to point out everything that is desirable about the area. This will “bring the home to life” rather than just have it be a box of bricks and mortar.
3. Interview the inspector
One of the wisest things you can do when selling is go ahead and get the home inspected. Who wants to wait for bad news? When you have tests done by your doctor, don’t you want the results ASAP? Spend the couple of hundred dollars to get inspected before selling, fix the issues, then interview the inspector describing the report and repairs.
A pre-selling inspection is one of the smartest things you can do and will certainly avoid inflamed emotions once a contract is in place.
In today’s market, technology can help sell your house. Now, I don’t call sending a text message “technology”. Clever use of cyber places like You Tube, Vimeo, Vine and the like can put you miles ahead of the competition.
