Real estate teams are the latest fad in the residential real estate business. But is a team really necessary to get your house sold quickly and smoothly?
Let’s take a look at the pros and cons of a team.
Real Estate Teams
Real estate teams are no different than teams now sprouting up in other industries like dentistry or dermatology. Personally, I don’t care for the team approach to my dental or other medical issues. I prefer the old-fashioned approach where I knew the dentist or doctor and they knew me.
I grew up with a family dentist, Dr. Turner, and enjoyed the personal, one on one relationship I had with him. You don’t get this same feeling in today’s dental mills. Once, I had a dentist in one of these factory operations look at my teeth then he sent in an administrative assistant to present me with the “plan” to do $2,500 worth of work.
Now, that’s a lot of work and a big estimate. If your mechanic presented you with an estimate this size for work on your car they would probably do it personally. And this is the problem with the team concept, personal contact with the listing agent has been eliminated.
I also use a personal dermatologist, not a mill physician. He may not really remember me after 6 months of seeing other patients but I still feel better talking directly to him. Especially when I see the bill.
And the team concept is spreading to other industries. Just tonight, I heard a commercial for a legal firm advertising the “team” concept.
In a highly emotional transaction like residential real estate, I believe you, as client, are better served by dealing directly with the agent.
Teams are designed with only one thing in mind, increasing the number of transactions done and the bottom line for the agent. They will not improve the customer experience and they will not find you the home of your dreams.
The Take Away
Homes are sold quite simply by providing a value proposition that appeals to buyers. In fact, anything is sold by the value proposition. Why are “Buy One Get One” such big deals at the grocery store? Because of the perceived extra value.
