THERE’S NO SUCH THING AS THE PERFECT HOME

Home inspections are a part of the residential real estate transaction. While not a part of the contract, buyers will always want to get a home inspected before making the decision to go through with the purchase.
Home inspectors come in 2 varieties: those that have purchased a franchise and those that are in the construction trade. One thing they all agree on is that there is no perfect home.
Part of the formal home inspection is the report detailing the inspectors findings usually called the Summary. And in the introduction to this report is always the disclaimer that “there is no perfect home”. Actually, the perfect home is one that is perfect for you.
Even a new home has a “punch list” of things that are not right or not working and will need to be corrected. The same is true of a resale.
Every home has issues. We all learn to deal with the little things in a home and work around them. In my house, I have several of them. Before I would put my house on the market, I would hire a home inspector to go ahead and find them so I can fix them before a buyer puts in an offer.
Once a buyer has skin in the game, they can get spooked. Providing them with a recent inspection report along with all the repairs you have made is one way to help boost their confidence in the purchase.
I worked in Admirals Cove for years and I can tell you first hand that even the most expensive home has contractors repairing things all the time. The same is true for any home listed for sale.
So if there is no perfect home, you should be looking instead at what is an acceptable range of items that might need repair or upgrading.
Remember, the perfect home is the one that is perfect for you. If it meets your needs and your budget then just get over the little nuisances that every home has and enjoy your new property.
