SELLING? WHY YOU SHOULD VISIT NEW HOMES FIRST

So you have decided to put your house on the market. Good decision, prices are way up in Jupiter and the market is hot again. Nearly 10% of homes sold are selling within 3 days of hitting the market. Now, how should you plan to present the house?
Well, you’ve talked to you neighbors (mistake #1) about how to prepare the house and searched Google for staging ideas. But is there something more immediate you could do? Sure, go check out new homes for sale. New homes are going up everywhere in this area.
When builders like DiVosta, Lennar, Toll Brothers or Kolter begin a community, they build model homes and professional decorators are brought in to furnish them.
Now, what is interesting about this situation is the decorators have no personal connection to the property. Their only job is to show the house in it’s best light so it will encourage buyers to buy. So there are no family pictures on the walls or pet food dishes in the kitchen. Why is this important to you?
Because it will allow you to see how professionals present a house for sale.
Now, I know you aren’t going to completely redo your house. That’s not the point. You are just looking for decorating/staging ideas from the professionals…for free.
Some Ideas For You:
Go visit homes for sale in Sonoma Isles, Alton, Jupiter Country Club or Shores Pointe. Bring your phone or camera and take pictures or at least bring home the brochures so you can look at the pictures later.
Use the voice recorder on your phone, or download the app, to make notes about what you see.
Keep all your notes and pictures in Evernote. If you are not using Evernote for real estate, you should be. Go download the app, it’s free.
Now, go home and try to duplicate what you have seen. Detach yourself from the house and try to see it like a potential buyer would.
Forget about what a “special house” it is because you have Berber carpet in the guest room and those nice shelves in the garage.

We all personalize our homes. That’s what turns a “house” into a “home”. But you are closing that chapter on your “house” so take a lesson from the pros.
