Loxahatchee River Home Sells the Same Day it is Listed

The homes for sale on the Loxahatchee River come in many sizes, shapes and prices. Since there is no “community” per se, each home is custom. And because the area was platted out years ago, the properties are large but the highest prices and fastest sales are those with the most amount of river frontage and the widest views.
A house with both of these features just went under contract the same day it was listed at $742.38 per square foot and a list price of $3,850,000. It has 300 feet of river frontage, one of the largest around. In fact, this house was never “contingent”, it went from Active to Pending which probably means it is a cash buyer who is forgoing inspections.
This is a sale where the buyer obviously knew about this home since it had been owned by the same family for decades and was a well known location. And the fact that there is no inspection contingency means that the house is less relevant than the location. I know this house and would hate to see it torn down, but that might be it’s fate.
Right now the market for estate homes is especially hot and a recent article in the Palm Beach Post says that this is one of the hottest markets for estate homes in the country. They may not be the largest, a home in Boca Raton just went on the market for $159 million, but these riverfront locations offer some of the finest waterfront home sites in South Florida.
