The real estate market in Jupiter and Tequesta is hot when properties are properly positioned in the market. I listed a golf course home, had 7 showings, and it was under contract the same day. Here’s the story.
The home was an older, Florida ranch style home still owned by the original owners. Naturally, on a home built in 1977 there were plenty of upgrades needed, not to mention simply preparing the home for the market.
So, here’s how we successfully handled this house.
A thorough analysis: It’s got “good bones”
When evaluating a home, it is important to consider it’s “bones”. This is the basic structure, floor plan and potential. And this house has very good bones.
It is a split floor plan with 4 bedrooms/3 full baths, a centrally located kitchen, great pool and fabulous golf course view. Once inside, it was apparent that the house was much larger than it appeared from the street.
It was not the right home for a buyer looking for all the latest “bells & whistles”, but it was perfect for a young and growing family who needed space.
First, the pool was critical to the success of this sale…and it had been neglected for a long time. So we brought in a pool company who worked magic and turned it into this.
Next, we replaced the carpet in the master bedroom, which was very large, had double closets and opened onto the patio. I hired a big box store to knock it out which they did in two hours.
Having a clean home is critical to it’s sale. So once the house was decluttered, I brought in a crew who gave it a thorough cleaning which included making the parquet floors shine.
There is software that will compile a push button Comparative Market Analysis for real estate agents complete with cover sheet and pictures. But I think a comprehensive look at the market using a bigger data set that just 3 houses will give a more accurate picture. I also incorporate concentric pricing to try an understand the entire market. Because this house had some unusual features, I spent about 90 minutes trying to get the price just right.
I have written many times on the importance of professional real estate photographs. Once the above work was done, I brought in a company which also did aerials since the home was on a golf course. Then, the pictures were uploaded, it was put in the MLS which syndicates it to all the other sites like Realtor.com and Zillow.
The showings started at 8 AM the next morning and it was under contract by noon.
Now, this is no doubt an exceptional story. But the takeaway is this: Hope is not an effective selling strategy. You have to follow the proven steps that will lead to a successful sale.
I used these same steps to sell a home at an open house in just 8 days that had been listed with 2 other agents for a year. The seller was pretty happy with $692,000.
