Jupiter Inlet Colony: Oceanfront home sells for $6.6 million, over $1,000/ft.

Jupiter Inlet Colony offers what I think is the finest oceanfront, residential location in South Florida.  Here, on the southern tip of Jupiter Island residents are surrounded by the warm, clear water of the Atlantic on the east, the Jupiter Inlet to the south and the Intracoastal Waterway on the west.  One interesting fact told to me by a homeowner on the Inlet was that he was 18 feet above sea level and didn’t need flood insurance.  That may have changed after the hurricanes of 2004-2005.

This 1998 home of 6,122 square feet with 5 bedrooms and 5 1/2 baths, and 7,667 total square footage, just sold in a cash transaction for $6,600,000 after 189 days on the market.  This is a little over $ 1,000 per square foot.

There are about 250 homes in this well protected spot with waterfront properties selling into the millions and the “off the waterfront” sites in the interior selling for considerably less.  There are a few “tear down” locations left, but most of the older homes have already been demolished and replaced with huge estate homes.

Residents in JIC have access to one of the most pristine beaches around.  While it is a public beach, there is no public parking so basically they have the beach to themselves.  Access to the beach is provided by three, paver walkways lined with shady trees and terminating at wooden overlooks with stairs down to the sand.

There is also a small community beach club right on the Jupiter Inlet with protected swimming and enough space for a small gathering like a family reunion.


Another great feature is that there is only one access road into the community.  When entering, you first come to a stop sign where, directly opposite the sign, sits the small police station.  Although there is no gate, everyone stopping here has to give pause to consider the prominent visibility of the officers.
