Jupiter Homes For Sale: The number of listings keeps falling

Jupiter homes for sale, and those in surrounding areas like Tequesta and Jupiter Inlet Colony, continue their slide downward in available properties. The latest figures show we are at just a 3.4 month supply of listings when 6 months is considered “normal”. But maybe this is the new normal.
Right now, there are only 724 homes for sale in Jupiter (and Tequesta). 121 of these are priced over $1 million. In the last 30 days 197 new homes have come on the market and 214 have sold.
The median price is $499,000 or $219 per square foot while the average price is $931,012 or $290 per square foot.
In certain pockets, the scene is a little different. Admirals Cove has 41 properties on the market right now with the median price of $447 per foot, slighter lower than those on the Loxahatchee River.
As I have written many times, if you are buying make certain your financing is in order before looking at houses or making any offers. If you fail to get your mortgage commitment on time, it is nearly certain the seller will cancel the deal and put the property back on the market.
