Home Inspection: How to Avoid Problems Once You Get a Contract
Real estate transactions are handled pretty much the same from agent to agent and company to company. Why?
Because few agents or brokers take the time to analyze what is being done and then look for a better way. However, looking for a different and more efficient way to do things can often help avoid problems during the deal or get your house sold.
When I started my real estate career 14 years ago, I was fortunate enough to work at a small firm where the agents were some of the most productive around. They were known for their work ethic and handling the steady stream of really big deals that came through the office.
Part of the reason for their success was that the founder was still involved in the day to day activities of the small group of agents. She had been in the business for decades and was always looking for ways to improve the ways in which transactions were being handled.
In fact, she oversaw everything even down to a recommended dress code for agents. I have never seen this attention to detail by another broker. She also handled very large transactions so her ideas came from experience.
The Home Inspection
One thing she stressed to sellers via a letter was to get a pre-contract inspection of the home. Here are 3 reasons this is a good idea.
- Emotions run high during a transaction and these heightened emotions can blow things out of proportion, or they can make a “mountain out of a molehill”.
- The house is going to be inspected by the buyer anyway so go ahead and get it done early to avoid surprises.
- You can address any issues yourself before the buyer can demand even more extensive repairs.
In fact, you will give the buyer confidence in the property by presenting them with a copy of the inspection report.
There will be some of you who say you don’t want to spend the money on an inspection, let the buyer do it, but I can tell you that not getting a pre-contract inspection is being penny wise and pound foolish. This is one of the keys to getting your home sold smoothly.
