Home Design: Don’t let this happen to you

Home design, like fashion, is changing all the time. If you are not careful, you can get caught with a luxurious residence that is out of date and it may cost you when you go to sell.
And once your home is out of date…it is out of date! Then it doesn’t matter how much out of date, it is still out of date. Here are my thoughts.
The architectural style popular here just a few years ago was termed “Mediterranean or Tuscany inspired”. Homes with this style were popular in communities like Mirasol Country Club, Old Palm and The Islands of Jupiter. But, styles change and if you have one of these homes and hope to sell in the near future you might want to consider how the home is presented.
The current popular style is termed “West Indies” and usually features clean, crisp lines with light colors contrasted with dark woods. Dark granite is out and stones like Silestone and quartz are more often seen.
I listed and sold a home in The Islands of Jupiter with this style in just 2 weeks while other “Mediterranean inspired” homes, some with better views, continue to sit on the market without selling.
Now, the house was beautifully decorated and was in absolutely mint condition which no doubt contributed to buyer interest. But even with a “short” water view demand was high for the home and it sold quickly for $2.4 million.
New, waterfront estates under construction in this area in communities like Old Palm all feature the West Indies style. The new home pictured above is priced at $10 million and is located on the southern end of Hypoluxo Island. This is the style of today’s luxury home.
So, what do you do if you have an older, Tuscany inspired home? Well, I asked a decorator friend of mine this question. Her reply was that these homes share many features in common with French country homes and if handled properly they could be presented more as French than Italian.
So even if you paid several million for a home it could be dated and you may not receive top dollar for it when selling.
