Admirals Cove Homes for Sale: 7 new listings in the last 2 weeks

Earlier this year I posted that the inventory of homes for sale in Admirals Cove had settled to a new low. Since that time the number of listings has continued to rise and in the last 14 days alone 7 new listings have come on the market.
The total number of homes for sale in Admirals Cove is now 57. The highest priced listing is still a magnificent Intracoastal home priced at $8.9 million. This is the last private home designed by the famed architect Frank Israel and was featured in Architectural Review.
There are 15 homes listed over $4,000,000, 5 between $3 – $4,000,000 and 28 under $1,000,000. These lower priced homes are the Harbor Homes in Spyglass, Captains Way and Waterside as well as some in the Golf Village. The waterfront homes with the best locations and spectacular views command the highest prices.
Since over half the homes are priced under $1,000,000, the median per square foot listing price has dropped to $393 which is substantially lower than homes for sale on the Loxahatchee River.
Other meaningful data are that the median days on market is 174 and the median price reduction is $75,000.
Of course, like all clubs except Jonathan’s Landing, club membership is mandatory and will be over $100,000 depending on the type.
